A garden suite is a self-contained residential unit built in the backyard of an existing property. It includes all amenities of a traditional home such as a kitchen, bathroom, living space, and bedroom(s). Garden suites are also known as ADUs (Accessory Dwelling Units), laneway houses, or granny flats.
How long does installation take?
Our pre-engineered garden suites can be fully installed in 6-8 weeks from the time permits are approved. This includes foundation work, assembly, and all utility connections. Traditional construction can take 6-12 months for comparison.
Do I need permits for a garden suite?
Yes, garden suites require building permits from your local municipality. The good news is that permitting and all required surveys are included in our end-to-end service. We handle the entire permitting process for you.

What is included in the price?
Our all-inclusive pricing covers: permitting, surveys, engineering stamps, foundation work, utility connections, assembly, and the complete structure with premium finishes. There are no hidden fees or surprise costs.
What financing options are available?
We offer Axya Finance with up to 100% lending and 72-hour approval. Additionally, government grants and rebates of up to $80,000 may be available depending on your location and eligibility.
How much rental income can I expect?
Rental income varies by location and market conditions. Our garden suites typically generate between $1,800-$3,500 per month depending on size, location, and amenities. Many homeowners see positive cash flow after financing costs.

What is the installation process?
Our 8-step process includes: 1) Feasibility check, 2) Site survey, 3) Permitting, 4) Engineering, 5) Foundation prep, 6) Module delivery, 7) Assembly, and 8) Final inspections. We manage every step from start to finish.
How much space do I need in my backyard?
Space requirements vary by model and local regulations. Generally, you need enough space for the unit plus required setbacks from property lines. Our smallest model (400 sq ft) requires approximately 600 sq ft of yard space. We offer a free feasibility check to assess your property.
Are the units energy efficient?
Yes! Our garden suites feature high thermal insulation ratings, energy-efficient windows, LED lighting, and modern HVAC systems. They meet or exceed local building code requirements for energy efficiency.
Customization & Features
Can I customize the design?
We offer three color scheme options (Light, Neutral, Dark) and multiple floor plan variations. While our units are pre-engineered for efficiency, we can accommodate certain customization requests during the design consultation phase.
What appliances are included?
All units include premium kitchen appliances (refrigerator, stove, microwave), bathroom fixtures, climate control systems, and LED lighting throughout. Specific features vary by model.
What is the warranty?
Our garden suites come with comprehensive warranty coverage on structure, materials, and workmanship. Specific warranty terms are provided during the consultation process. All units are built to commercial-grade standards for long-lasting durability.
